Principals of Schelin Uldricks & Co. arranged a 5-year non-recourse permanent loan on a lifestyle industrial and retail project in Sebastopol, CA that enabled the developer to repay a construction loan and take interest rate risk off the table for the near term. The financing included a bifurcation of the project into 2 parts: a “stabilized phase” that had been leased and functioned as the subject collateral, and a “non-stabilized” phase that was still in the process of being leased and was subsequently financed with a smaller bridge loan.
